A stone village clinging to a steep slope above the Mesta valley, twenty minutes from Лещен but feeling like a different mountain altogether.
Ковачевица is one of the most photographed villages in Bulgaria and one of the most architecturally protected — a tight cluster of three- and four-storey stone houses on a slope so steep you can sometimes touch the roof of one house from the doorway of the one above it. It is twenty minutes from Лещен on the same valley road and feels, somehow, like a different country.
What we love: the architecture is unrepeated anywhere else in the country at this density. The view east across the Mesta valley in early morning, with the village still in shadow and Pirin lit by the first sun, is the kind of thing that explains why some people sell a Sofia apartment to come live up here.
What’s hard: this is largely a holiday-rental village now. The community in February is small, older, and quiet — beautiful for some people, isolating for others. Be very clear with yourself about which one you are before buying.

Who lives there now
~50 permanent residents, of which roughly half are over 70. A handful of returnee families with school-age children commute down to Гоце Делчев. Holiday rental market is large and quietly dominant.
What's hard about this place
Heavily restored for tourism — most houses are now holiday rentals rather than year-round homes, which thins the community to maybe a dozen permanent neighbours in winter. The road in is steep, narrow, and serious in snow. Several houses sit empty year-round, which has an effect on village life that nobody talks about openly.
