By using back2village (the site at this domain, henceforth "the site"), you accept these terms. They are short on purpose — this is a small editorial project, not a marketplace.

What the site is

An editorial guide to Bulgarian villages and the practical reality of moving to one. We publish curated village pages, articles, interviews, and occasional links to real-estate listings on third-party portals (e.g., imot.bg) that we find interesting.

We are not a real-estate broker, lawyer, financial advisor, or government agency. We have no commercial relationship with the sellers, agents, or properties we link to (unless explicitly disclosed on the relevant page).

Editorial content is not advice

Our village pages, articles, and the "How buying works" guide describe our understanding of how things work in Bulgarian villages and the property market. This content is editorial, not legal, financial, tax, or medical advice. Bulgarian property law is nuanced and changes; rules differ for foreigners, EU citizens, and Bulgarian residents. Always consult a qualified Bulgarian property lawyer for any actual transaction.

Intellectual property

• Editorial content (text, headings, page structure) is © back2village unless otherwise credited. You may quote it with attribution; please don't republish whole pages without asking.
• Photographs are credited individually. Most are from Wikimedia Commons, Unsplash, or Pexels under their respective licenses; some are taken by us. The credit on each image governs reuse.
• Village names, region names, and place names are obviously not owned by anyone; we use the Cyrillic original plus romanization for clarity.

Email and subscriptions

Signing up to any list on the site means you consent to receive the email content described next to the signup form (a newsletter, watch-village updates, etc.). You can unsubscribe at any time from any email we send. We do not sell, rent, or share email lists.

User submissions

If you submit a village suggestion, a contributed village draft, or write to us with a story, you grant us permission to read, edit, and (where we judge it appropriate) publish your submission with editorial attribution. We are not obligated to publish anything submitted, and we retain final editorial discretion. Submissions clearly marked as confidential will not be published.

Liability

Use of the site is at your own risk. We are not liable for any loss or damage arising from your use of the site or any decision you make based on its content. Nothing in these terms limits your statutory consumer rights.

Changes

We may update these terms from time to time. The "last updated" date at the top reflects the most recent revision. Continued use of the site after a change means you accept the updated terms.
