Боженци is a protected architectural reserve — every house, cobble, and roofline is under heritage protection, which means it looks like a different century walked off into the hills and forgot to come back. The stone houses with their wide wooden eaves date mostly from the 1860s and 70s, a particular flowering of Bulgarian Revival architecture you’ll see across the central Stara Planina.

What we love: the discipline of the place. Because every visible surface is regulated, nothing has been allowed to go ugly. The cobblestone holds up. The roof lines stay honest. A walk through the upper village in October light is one of the prettiest things in Bulgaria.

What’s hard: the same regulation that protects the village makes it slow and expensive to actually live in. Renovations need heritage approval. Modern insulation must be done invisibly. And it is loud and full in summer — if you want quiet, this is your January-through-April village, not your July.

Who lives there now

~70 permanent residents, swelling to several hundred with summer/weekend owners. Mix of locals and second-home owners from Sofia, Plovdiv, Veliko Tarnovo.

What's hard about this place

This is the most touristic village in our collection — peace breaks completely for the summer months and most weekends. Property is heavily regulated under the architectural reserve status (any external renovation needs heritage approval, which is slow). Year-round community is thin.
